This is a great place to start if you ever wanted a custom catamaran…saving over 2 years of construction time.

Now, about the custom catamaran.....This cat is 86' long and 42' wide and with keels and can be beached or set on a spit at low tide to do clean up or repaint bottoms.  She is a custom composite catamaran built with Airex foam core, tri- and bi-axial fabric and Vinylester resin, carbon fiber and epoxy resin, Kevlar  where needed for beaching. 

We are continuing the build, and she is in final fairing for painting.  Forebeam has been installed and the drop down beaching ladder which will allow the front bow net to be ordered.  The aft deck shower and bathroom being completed while the aft deck bar or lounging area has not been started yet, that whole layout will be up to the new owner.  Forward crew quarters are about finished as seen in photos.  Engines are installed (Twin 315 HP Yanmar diesels), watermaker is here, 1800 GPD, more than a gallon per minute when running.  Heat and A/C will be water chiller type system as well as conventional heat pump type. The radar arch will also handle an awning for the upper aft deck lounging.   Draft is about 5' with keel, rudders (Carbon fiber posts) and props (full feathering and adjustable pitch) also hang down.

The planned colors are metallic 2 stage PPG paint, dark grey around windows, bronze hulls and light Gold Champagne topsides, all with clear coat.  This cat is 100% foam core construction.   She is virtually unsinkable, she does not sweat and is 33% stronger under impact than solid fiberglass or aluminum, and is about 30% lighter.

The electric engine controls are located on the port and starboard aft deck as well as the helm station.  There is a bow thruster controller and refueling station with tank quantity gauge and back splash protection fill boxes located there as well.  Fresh water inlets are eye level on each side from the dock, electric inlet is through the engine room port window and the waste pump outlets on each side at eye level and easy access from the dock or from a pump out boat.  Lots of thought went into everything as well as our 20,000 mile of cruising experience.

She will be a cutter rig with the 2 sails up front, roller furling (electric/hydraulic.)   All sails handled from helm as well as at the mast.  The bow nets are large and comfortable and she also has a Parachute Sea Anchor system.

Main salon is one level with the galley aft port, but is not built yet.  There are two large pass through windows that open to the outside bar and BBQ area for parties on the aft deck.  Counters can be whatever height you want as well as center island if wanted, lots of room about 1,000 sq. ft. up here.  Double entry doors are planned swinging inward with about 5' width when both opened.

All forward salon windows are flush hatches and can be opened for more fresh air.  Below the front window is a shelf seat that also acts as a Dorado box that allows air inside when all the opening windows across the front of the salon are closed.  Heat and A/C for starboard side state rooms is well under way.  Each room has its own air outlet, fans cooling or heating.

The Owner’s stateroom is located on the main salon, bed and closets, about 225 sq. ft.  Stairs down to the bath area which has a 6' wide walk-in shower.  The bathroom area is 15' front to back and over 8' wide and has a 6' long counter with opening ports at eye level on the outboard side.  On the inboard side, the closets have back panels that remove to access the train of food Totes as the underwing and salon floor are separated about 21" tall and 30" wide tunnels.

The other three guest staterooms under the main salon are under the floor with queen size beds, one of which can be two single beds or a queen, all 15' long and 8' wide.  Each stateroom has their own shower, toilet, sink, and counter with opening ports and air conditioning.  There are two crew quarters at the front of each bow each with queen beds, shower, head and settee.

There are 4 fresh water tanks installed at this time, 50 gallons each with room to install more.  The fuel tanks built in under hull floors are 1,000 gallon each.  There are two 500 gallon black water hold  tanks and the heads are 24 VDC with Macerator and valve for over board empty when off shore or they can be pumped at waste stations.

Pilot house is open to aft deck, about 3' high off aft deck and quite wide for the 2 helm chairs.  Stairs lead up and out to the upper aft deck lounge area with a sundeck.  The pilot house windows all open and has moon roof sliding hatches overhead as well as removable side windows.  Main sail boom handled at the helm behind Captain’s seat with the electric winch control for head sails located on the front panel bulkhead. The aft radar arch was planned to have an extendable awning to provide aft upper deck shade.

The aft lower deck can have a large bar, dining and lounging areas, has an aft head, shower, bar and ample seating with storage, whatever you want.  There are lots of indirect lighting planned, under the walkway on each side heading forward where the electric hatches are for access to large crew quarters.  Main salon windows are tinted dual pane insulated tempered glass.

Aft boarding stairs lift up electrically to house more toys; on the starboard side, a 16' Triumph center console shore launch and on the port side, two Yamaha Waverunners can be electric winched on board.  A 15' RIB is crane hoisted up onto aft deck.  There are two gas tanks for the toys, 50 gallon each, to be located on aft deck and gravity filling.  Aft boarding platforms have flush pull out and drop down, dive ladders and each side.   There are fresh water showers planned for the aft area as well.

The twin 315 HP Yanmar diesels are electronic controlled.  Hydraulic steering, bow thruster, drop down front beaching ladder, electric anchor windlass and 2 Aluminum anchors.  There are two diesel 11 & 13k gen. sets and are in the engine room with sound shields as well as each hull has its own 18 gal electric/heat exchange hot water tank.

Engine rooms are well lighted and stand up head room and when toys removed, floors drop down to allow dive rooms.  The Racor dual fuel filter system is easily monitored and if needed can be switched with handle to allow new filter to be in use and the old one changed out later.  Engines have their own battery which cannot be used by other things and also is equipped with a ACR (automatic charging relay) that will allow it to charge other batteries after its own is topped off.  The engines are fresh water cooled as are the 2 generators.  Battery compartment under the helm has dry cell Optima 31 DP 12vdc with 1125 amps each and plenty of room to add more. The batteries are 24V located in anchor compartment for the windlass and 24V toilets. 

She is well underway and plans for everything above the water line are being made.  The slide show will be updated as we go and a lot of this will make since then and as the concept artists help put the ideas in sketches.     She is available for viewing 7 days a week and phone # is 7/24 and e-mails answered daily.

In this lab you will build a custom engine agent using Teams Toolkit for Visual Studio Code. You will also utilize Azure OpenAI models in your custom engine agent and define your first prompt.

Introduction

Welcome aboard to the exciting journey of building your own custom engine agent! In this path, you'll create a custom engine agent for Microsoft Teams using cutting-edge Azure OpenAI models. You'll be able to define specific prompts, integrate complex data, and add advanced skills to make your agent truly unique. By using custom models and orchestration, your agent will tackle advanced tasks, complex conversations, and workflows, delivering an exceptional, personalized experience. Let's dive in and start building your first custom engine agent!

Before everything else, lets remember... What is a custom engine agent?

Custom engine agents are chatbots powered by Generative AI, designed to provide sophisticated conversational experiences. Custom engine agents are built using the Teams AI library, which provides comprehensive AI functionalities, including managing prompts, actions, and model integration as well as extensive options for UI customization. This ensures that your chatbots leverage the full range of AI capabilities while delivering a seamless and engaging experience aligned with Microsoft platforms.

Exercise 1: Create Azure OpenAI service and models

This exercise particularly demonstrates how to create and utilize Azure OpenAI's GPT models in custom engine agents. However, Custom engine agents are not limited to using GPT models only. You can also test the lab with any other model you prefer use.

When choosing between Small Language Models (SLMs) and Large Language Models (LLMs), as well as among various GPT models, it's important to consider the specific needs of your project in terms of complexity, computational resources, and efficiency.

LLMs: Best for complex and nuanced tasks requiring deep capabilities. They have billions of parameters and excel in understanding and generating human language. GPT-4, LLaMA 2, BERT or PaLM can be examples for LLMs. Example scenarios: Handling intricate customer inquiries, offering detailed and context-aware responses, generating high-quality articles from brief prompts, summarizing large volumes of academic papers, extracting key insights, and answering detailed questions.

SLMs: Better for quick tasks with limited resources where speed and efficiency are key. They have fewer parameters and are optimized for specific tasks with lower computational needs. Phi-3 by Microsoft, ALBERT by Google or DistilBERT by HuggingFace can be examples for SLMs. Example scenarios: Providing efficient text analysis without needing cloud resources, enabling accurate and responsive voice commands with minimal latency, smart home automation and control with natural speech.

OpenAI's GPT models are popular examples for LLMs. When choosing between OpenAI's models you may consider the following benefits:

gpt-4: The most advanced model, suitable for highly complex tasks that require extensive understanding and generation capabilities.

gpt-4o: An optimized version for specific tasks, offering faster and more efficient performance in those areas.

gpt-35-turbo: A balanced model that provides good performance at a lower cost, ideal for a wide range of applications.

You'll need to complete the Azure subscription pre-requisite before starting with this exercise.

Step 1: Create Azure OpenAI service resource

• Open the browser of your choice and navigate to Azure Portal .
• Select Create a resource , then search for Azure OpenAI . Select the Azure OpenAI service and then Create .
• Subscription: The Azure subscription for your Azure OpenAI Service
• Resource group: The Azure resource group to contain your Azure OpenAI resource. You can create a new group or use a pre-existing group.
• Region: The location of your instance.
• Name: A descriptive name for your Azure OpenAI Service resource, such as MyOpenAIResource .
• Pricing Tier: The pricing tier for the resource. Currently, only the Standard tier is available for the Azure OpenAI Service.
• Select the network configuration of your choice and select Next .
• Leave the Tags section as default and select Next .
• Finally, review your Azure OpenAI service details and select Create .

Once your Azure OpenAI service is created successfully, navigate to your resource, select Keys and Endpoint from the left side panel. Copy and save KEY 1 and Endpoint that will be required later in Exercise 2.

Step 2: Create a deployment model

In your Azure OpenAI service, navigate to Model deployments from the left side panel, then select Manage deployments . This will direct you to Azure OpenAI Studio where you can create your deployment model.

Azure OpenAI Studio is a playground to explore OpenAI models like gpt-35-turbo , gpt-4 or Dall-e that helps you craft unique prompts for your use cases, and fine-tune your models. If you prefer to use any model other than OpenAI models such as Phi-3 , Llama 3.1 or models from HuggingFace , we recommend you to use Azure AI Studio that provide a large selection of models to deploy, fine-tune and publish.

From the Deployments tab, select Create a new deployment . Fill out the following details and select Create :

• Deployment name: Recommended to use the same name with the selected deployment model, such as gpt-35-turbo .
• Select a model: Select gpt-35-turbo or higher model.
• Model version: Auto update to default.
• Deployment type: Provisioned-Managed.
• Content Filter: Default.

Tip: Handling no quota available message

When you select a model, you may see No quota available message pop-up on top of the configuration page. To handle this, you have two options: 1. Select a different version or deployment type 1. Free up the resources on other deployments by requesting for more quota or adjust the existing quota

Once your model is successfully created, you can navigate to Chat , and test your model by selecting one of the available templates in Prompt section and asking relevant questions in the chat playground.

For example, choose "Shakespeare writing assistant" and ask questions such as "tell me about Istanbul". You'll be amazed by the descriptive and poetic style of the response ✍️.

Exercise 2: Scaffold a custom engine agent from a template

You'll need to complete all the required pre-requisites before starting with this exercise.

Step 1: Use Teams Toolkit to create a new custom engine agent

• Open Teams Toolkit on Visual Studio Code and select Create a New App > Custom Engine Agent > Basic AI Chatbot .
• Paste the Azure OpenAI key and press enter.
• Paste the Azure OpenAI endpoint and press enter. (Endpoint shouldn't include forward slash at the end of its URL.)
• Type Azure OpenAI deployment model name and press enter.
• Select a folder for your project root.
• Provide a name for your project such as CareerGenie and press enter.

After providing all the details mentioned above, your project will be scaffolded successfully in seconds.

Step 2: Customize prompt and test the app

Prompts are essential for interacting with AI language models and directing their behavior. They serve as the inputs or questions we provide to the model to obtain specific responses. By crafting prompts carefully, we can guide the AI to generate desired outputs. Let's customize the prompt of our custom engine agent and define the behavior of Career Genie!

In your project folder, navigate to src/prompts/chat/skprompt.txt and replace the existing text with the following prompt:

To test the behavior of your app quickly, you can use Teams App Test Tool. Later in the exercise, you'll run and debug your custom engine agent on Microsoft Teams.

The Teams App Test Tool, or simply Test Tool, is a feature within Teams Toolkit that enables developers to debug, test, and refine their Teams bot applications in a web-based chat environment that mimics the behavior, look, and feel of Microsoft Teams. This tool eliminates the need for a Microsoft 365 tenant or a dev tunnel, streamlining the development process.

Start debugging your app by selecting Run and Debug tab on Visual Studio Code and Debug in Test Tool . Teams App Test Tool will pop up on your browser and you can start chatting with your custom engine agent right away! Some of the recommended questions you can ask to test the behavior:

• "Can you help me write a job post for a Senior Developer role?"
• "What would be the list of required skills for a Project Manager role?"
• "Can you share a job template?"

When you start debugging your app, Teams Toolkit completes some required tasks for you behind the scene, such as:

• Checking the required prerequisites such as Node.js, Microsoft 365 Account (If debugging in local or dev), ports occupancy.
• Starting local tunneling service (If debugging in local) to forward public URL to local port.
• Executing the lifecycle stage provision, available in teamsapp.yml , teamsapp.local.user or teamsapp.testtool.user files for creating Teams App ID, completing bot registration, executing the app manifest and creating the app package, available in appPackage/ folder.
• Create or update variables to env file, available in env/ folder.

After successfully completing your testing, end your debugging session and close the terminals in Visual Studio Code.

Great Falls, Va., development has 14 lots for 'unique’ houses

Artisan builders offers to turn a buyer’s wish list into a dream come true; total cost, land and building, estimated at $4.5 million to $7 million..

Over the course of several years, Artisan Builders acquired a former horse farm and nearby parcels in Great Falls, Va., to create a 30-acre development that puts the style of the houses built there in the hands of the buyers.

The 14 lots of Falls Farm, at least two acres each, line Georgetown Pike as it winds through the wooded landscape in Fairfax County. As developer, architect and builder, Artisan offers to take a buyer’s wish list and create a dream house with top-of-the line materials.

The way Artisan partner Stephen Yeonas sees it, people looking for new houses can buy into a development where “a production builder” offers houses with cookie-cutter layouts, or they can purchase a lot and deal with the myriad challenges of building a house themselves. Falls Farm has a different approach, Yeonas said.

“Many developments have production builders; we have design in house for a personalized home by an upscale architect,” said Yeonas, a third-generation Washington-area builder. “We take away all the risk associated with wells and septic, the environmental conditions. It’s calculated into the lot price.”

Yeonas said Falls Farm may appeal, for instance, to home buyers who wanted to live in McLean, a wealthy D.C. suburb, also in Fairfax County, but couldn’t find the right property. At the same time, he said, Falls Farm provides a sense of community. “They want a new community that’s not too far” from McLean, he said.

Lots at Falls Farm start at $1.2 million, with custom builds starting at $3 million. There are no size requirements, but Yeonas expects most houses to have 8,000 to 10,000 square feet.

In August, four lots had been sold, and the first move-in was expected in November. The model home, the Grange, was completed in June. It gives prospective buyers an idea of what’s possible, including versatile living spaces, a lavish primary suite bathroom, a sprawling rec room with a room-size golf simulator and a six-figure smart home system.

The house has a modern farmhouse style, and it blends traditional building materials — such as cedar siding and locally sourced fieldstone and slate — with a streamlined design. The twin gables provide a resemblance to a country house roofline, while banks of windows create a modern look.

The L-shaped floor plan takes advantage of natural light with a dominant southern exposure. The 14-foot ceilings, walls of windows and wide-plank white oak floors enhance the natural light.

“It brings the outside in,” Yeonas said.

Interior spaces are designed to encourage flexibility: living area, library, playroom or home office. A hidden door in a bookcase, a playful surprise, can connect the library to one of the flex rooms. An oversize closet can become an elevator.

“These are people’s dream homes, the places they hope to stay in for 20 years,” Yeonas said.

The Grange has five bedrooms, 10 bathrooms and three kitchens — a primary kitchen, an outdoor kitchen overlooking the pool, and a smaller, enclosed catering or spice kitchen, popular among homeowners of South Asian descent, Yeonas said.

Buyers can build houses smaller than the expected 8,000 to 10,000 square feet, but Yeonas said that because they are purchasing a two-ace lot, they will probably want to “utilize the land to its fullest potential.”

“All are unique,” he said. “That’s our brand.”

The park also has a visitors center, a picnic area and trails. Riverbend Park, about four miles from Falls Farm, has boating, trails, picnic sites and outdoor education programs.
