Inside Bruce McCaw’s $85M Hunts Point Estate on Lake Washington

bruce mccaw yacht

Hunts Point, Washington, United States

This massive stone and glass English-style manor rising from the shores of Lake Washington almost seems out of place in the Pacific Northwest. It’s the former residence of Kenny G, American Grammy Award-winning jazz saxophonist, who grew up in Seattle, Washington. The 17,599 square foot manor is making headlines as not only one of the largest homes in the area but also as the most expensive listing in the history of the Northwest MLS. The Puget Sound Business Journal reported that the 4.3 acre estate is owned by Bruce McCaw and Jolene McCaw, who purchased the property 14 years ago from Bruce’s brother, Craig, founder of McCaw Cellular, who purchased it from original owner Kenny G. Designed by renowned architect  Richard Landry and masterfully built in 1995, the expansive 17,599 square foot manor includes a grand formal entrance, two-storey living room with wall of windows looking out to the water, a wood-panelled library and fireplaces in nearly every room including the gourmet kitchen and master ensuite! Architectural Digest covered the mansion in a 1997 issue of the magazine with Kenny G stating, “We wanted a comfortable home, but we also wanted a real sense of style.” The residence is unique for the Pacific Northwest as this particular style is not commonly seen.

Bruce McCaw’s Northwest estate hits the market at record-setting price

Bruce and Jolene McCaw are looking to cash out big on their Seattle area estate.

The telecom mogul and his wife have listed their Hunts Point property. At $85 million , the listing is the priciest in the history of the Northwest Multiple Listing Service, the Puget Sound Business Journal reported.

Windermere Brokers Anna Riley and Denise Niles have the listing.

The gated property sits on more than four acres and includes 327 feet of waterfront. The dock was designed by Bruce himself and can accommodate a 150-foot yacht, other boats, jet skis and a seaplane.

The sandstone and glass home spans 17,000 square feet and includes five bedrooms and 10 bathrooms. Despite its size, the features inside the home are relatively simple, including a library, a playroom, two offices and a gym.

The estate also has a beach house, staff house and a pool cabana.

McGraw said that the home was ready for another family after 14 years of stewardship. He was intimately familiar with the estate’s prior owner when he purchased the property — his brother Craig. Prior to Craig McCaw, the home was owned by saxophonist Kenny G.

Bruce is the co-founder of McCaw Cellular Communications and the chairman of the Seattle Hotel Group. He has also held roles with the Museum of Flight, Horizon Airlines and Alaska Air Group.

He and Jolene are also directors of Apex Foundation.

While nothing can compare to the historic listing price of the Hunts Point estate, there have been some prominent luxury listings in the Seattle area recently. A few months back, NFL quarterback Russell Wilson and his musician wife Ciara put their 11,000-square-foot Bellevue mega-mansion on the market for $28 million. This listing followed Wilson’s trade from the Seattle Seahawks to the Denver Broncos.

Hunts Point Home Seattle

This palatial, $85 million estate is currently the most expensive listing in Seattle , and it certainly features enough amenities to warrant the title. It’s also got some pedigree: The seller is Bruce McCaw, brother of cell service billionaire Craig McCaw, who purchased the home In 1999 from renowned saxophonist Kenny G.

Located in the esteemed town of Hunts Point just outside the city, the home is shrouded in privacy thanks to the towering trees and hedges on either side. And once you step foot on the 4.3-acre property, it’s like being at your own private chateau. Sprawling manicured lawns, stone patios, a large in-ground pool, water fountains and gardens await. Even better, the place is located along 327 feet of no-bank shoreline on Lake Washington , the second-largest natural freshwater lake in the state, and is ideal for boating excursions.

You can even land your very own seaplane here and park it at your private dock. While seaplanes are common in the region, a private dock for your ride is not. McCaw, a pilot, told the Puget Sound Business Journal that he designed the dock himself. It’s actually more of a private marina , as there is also space for a 150-foot yacht, jet skis and other boats.

In front of the dock, there’s a small sandy beach to plant an Adirondack chair or two and watch lake life in action, as well as a nearby beach house for easy lunches in the summer. The property is ripe for outdoor lovers, as there’s plenty of lawn space, a tennis court surrounded by tall pines, a pool with water features and a spa. There is also a staff house and a pool cabana.

The residence was designed by architect Richard Landry, who also designed homes for Gisele Bündchen and Tom Brady, Mark Wahlberg and Lisa Vanderpump. The opulent exterior is reminiscent of the mid-90s luxury home aesthetic, but is still unique compared to others in the area.

The ten-bedroom, five-bathroom home has an exterior of sandstone and glass. The interiors are decidedly ornate, with tall columns, detailed cornices, moldings, carved fireplaces and more. The home has large windows that ensure a great view of the lake, and by night, it glows a soft yellow-orange from the outside. Additional amenities include an office, gym and several seating areas to enjoy the views.

Get a look inside Western Washington’s most expensive home for sale

Complete with a tennis court, pool and plenty of space for both a seaplane and a yacht, telecom magnate Bruce McCaw’s Hunts Point estate is listed for sale at $85 million — reportedly the highest price in the history of the local real estate listing service.

Though Hunts Point is lined with plenty of luxury waterfront homes, the 4.3-acre parcel is larger than others and includes a five-bedroom, 10-bath mansion, plus a beach house, staff house and cabana, according to the property listing.

Space for luxuries isn’t an issue: “Boats, seaplane, jet skis and a yacht of up to 150 [feet] are all accommodated” at the property’s dock and 327 feet of Lake Washington shoreline.

“It’s a trophy property, really without peer,” said Windermere listing agent Anna Riley.

A large lawn offers space for hosting “fundraisers or holiday events,” and the dock is “like having a private marina,” Riley said. Modern zoning rules would not allow a dock of the same size or for the guest house to be as close to the water as it is, she said.

Los Angeles architect Richard Landry designed the sandstone home for saxophonist Kenny G, aka Kenneth Gorelick. The house was built in 1995. In 1999, Gorelick sold the home to Craig McCaw. At the time, neither side would reveal the purchase price, but the home had been listed for $26.5 million, The Seattle Times reported.

Craig later sold the home to his brother Bruce McCaw and Jolene McCaw, according to the Puget Sound Business Journal , which first reported the $85 million listing.

The McCaw family built its fortune after founding McCaw Cellular Communications, which was later sold to AT&T, and investing in other cellular companies as cell phones began to become a part of everyday life. Bruce McCaw also founded an insurance company and helped found Horizon Airlines .

The $85 million listing is the most expensive in the history of the Northwest Multiple Listing Service, which covers 26 Western Washington counties, the service confirmed.

The price is far beyond even the most extravagant homes to hit the local market in recent memory (though some luxury sales take place off market). In 2020, a property at the tip of Hunts Point became the most expensive local home sale at $60 million . Last year, the priciest sale in Western Washington was a mere $30.75 million, according to the NWMLS. Riley said the size and scale set the McCaw property apart.

Nationally, the number of luxury home sales spiked early in the pandemic but that has since begun to dip as the housing market slightly cools.

The priciest homes in the Seattle area often draw wealthy buyers from markets such as California, where prices are even higher.

Listing agents plan to market the Hunts Point home internationally. “The buying pool is not just our local pool of buyers,” Riley said. “Buyers who will look at this will have a broader perspective.”

Property Watch: Kenny G's Former Estate Listed for a Record-Breaking $85 Million

By Sarah Anne Lloyd May 4, 2022

bruce mccaw yacht

Image: Andrew Webb/Clarity Northwest

The Seattle-area real estate market just hit a new high-price record. A Hunts Point estate built for Kenny G , aka Kenneth Bruce Gorelick, has become the most expensive listing in Northwest Multiple Listing Service history at a whopping $85 million. The no-bank waterfront property has been in the ultra-wealthy McCaw family since cell service magnate Craig McCaw— net worth $2.2 billion — purchased the home from Gorelick in 1999 . For the last 14 years , it’s been the home of his brother Bruce McCaw, who cofounded McCaw Cellular, and sister-in-law Jolene McCaw. With Steve Ballmer right next door, it’s second to only Evergreen Point Road in Medina for housing the Seattle area’s ultra-wealthy.

bruce mccaw yacht

As one would expect for an eight-figure mansion in Hunts Point, this 10-bedroom, five-bath home is audaciously opulent. While the main house is 12,000 square feet, if you add up all the structures on the property—including a staff house, a beach house, and a cabana—it’s more like 17,000. The look is a blend of rococo, English manor, and mid-'90s decadence, with a two-story foyer and columns, corbels, ornate molding, and even detailed reliefs. Floor-to-ceiling windows throughout the home, some arched, have colonial-style grids for a little bit of a vintage air. The 4.3-acre property features well-manicured lawns, a large pool with small fountains, a beachside lounge area, and a palatial sports court. In one smaller garden, a bronze sculpture of a painter, perhaps Monet, shares a bench.

bruce mccaw yacht

There’s a reason it looks like it belongs on an episode of MTV Cribs : It was designed by Richard Landry , the architect to the stars sometimes called the King of the Megamansion. Landry is also behind Tom Brady and Gisele Bündchen’s 28-bedroom palace (complete with moat and bridge ) and Lisa Vanderpump’s former 15,000-square-foot home. Mark Wahlberg’s Landry-designed 30,000-square-foot mansion with a waterfall pool, a large gym, two jacuzzis, and a putting green just hit the market with a similar price tag of $87.5 million .

bruce mccaw yacht

When Gorelick first moved to the property, it was home to a 1933 Tudor, but rather than knock it down, he floated the house and its attached garage to a lot on Bainbridge Island. According to the  Wall Street Journal , he had planned to build an even bigger house, but was foiled by local opposition. So later, still annoyed with the neighbors, he started taking off from Cozy Cove, the inlet between Hunts Point and Yarrow Point, buzzing his neighbors in his seaplane. According to the report, his flight instructor reminded him that the neighbors would just ban seaplanes if he kept it up.

bruce mccaw yacht

The home still has seaplane parking today, along with moorage for boats, jet skis, and even a yacht up to 150 feet, although it’s a post-Gorelick addition. Bruce McCaw, also a pilot, designed the dock himself; he told the Puget Sound Business Journal ’s Patti Payne that it’s “the best dock on Lake Washington.” Listing agent Anna Riley describes it as "a private marina."

bruce mccaw yacht

The NWMLS is an aggregating service for real estate listings in most counties in Washington, including King, Pierce, Kitsap, and Snohomish. While it catalogs the vast majority of listings in the Seattle area and beyond, it doesn’t capture private, off-market sales—so it’s hard to be absolutely sure that this is the region’s most expensive listing. But at $85 million, its chances of being an all-around recordbreaker are pretty good.

Hunts Point waterfront home on sale for $85 million

HUNTS POINT, Wash. — Looking for a vacation home close to Seattle? Or a waterfront getaway?

For just $85 million, a Hunts Point estate can be yours.

According to the Redfin listing , the “jewel of Hunts Point” includes a 4.3-acre estate with 327 feet of shoreline on Lake Washington.

The Eastside abode once belonged to Seattle native and jazz musician Kenny G., but the home is currently owned by Bruce McCaw, according to the Puget Sound Business Journal .

McCaw’s family founded McCaw Cellular Communications, which was sold to AT&T in 1993 for $11.5 billion, Forbes reported.

>>PHOTOS: Russell Wilson puts $28 million Bellevue mansion up for sale

The estate has four structures with 17,000 square feet of living space as well as a dock large enough for a 150-foot yacht, seaplane or a fleet of jet skis.

There is of course a pool, large lawn, tennis court and spa to give you fewer reasons to ever leave home.

If the grand sandstone and glass main home aren’t enough for you, there’s also a staff house, beach house and pool cabana.

Though this house may be out of your price range, another waterfront home, this one in Seattle’s Madison Park neighborhood, is currently listed for $35 million .

>>PHOTOS: Russell Wilson and Ciara’s new $25 million Colorado home

According to the listing, the estate is one of only four waterfront homes within a nine-home enclave known as the Reed Estate.

The 8,000 square-foot home sits on a little more than an acre, with 120 feet of beachfront and a private dock.

Nearly every room in the single-level home has French doors that lead to a limestone terrace, which looks out on a rose garden, trees and the lawn.

There are also a secluded spa and pool that are surrounded by trees, but you can still see the garden and the lake while you relax.

$1.3 Billion Mccaw Split: State's Biggest Divorce Case -- Lawyers Could Make Millions As Dividing The Couple's Estate Becomes An Industry In Itself

Craig and Wendy McCaw separated after 21 years of marriage because of personal differences.

Their divorce, on the other hand, is all business.

Twenty months after divorce papers were filed, teams of attorneys and accountants are still battling over the McCaw fortune, estimated at roughly $1.3 billion. Experts say it is the most money ever at stake in a divorce in this state.

Each of the McCaws has hired business attorneys, divorce experts, accountants and courtroom tacticians. Local lawyers and accountants will likely make millions in fees before the divorce is final.

The case pits Perkins Coie, one of Seattle's largest law firms, against Bogle & Gates, one of the city's oldest.

An attorney from Bogle & Gates told a judge that within the first year the McCaw divorce had become the second or third largest case, of any kind, that the firm has ever handled. One larger case he cited: the fallout from the Exxon Valdez oil spill in Alaska.

Splitting the fortune, one local attorney says, has become a "veritable industry" of its own.

On one level, the case involves the trappings of everyday billionaire life: keeping the Hunts Point house, flying in the choicest of the couple's jets, taking Mediterranean vacations aboard Calixe, the family yacht.

On another, it resurrects one of the richest chapters in Northwest entrepreneurial history: How was the McCaw Cellular fortune built? Where did the money come from? And, after 21 years of marriage, who gets to keep what?

Drawing the line on community property

Craig McCaw and Wendy Petrak met in the early 1970s while undergraduates at Stanford University.

Craig McCaw's father, Elroy, had been a pioneer in the cable and radio business in rural Washington. Soon after Elroy McCaw died in 1969, Craig McCaw began taking control of ventures his father had left behind.

Though well-off financially, Elroy's widow, Marion McCaw, and her four sons, Bruce, Craig, John and Keith, kept a low profile compared to some of Seattle's other business clans.

Wendy McCaw's attorneys say when she and Craig McCaw married in 1974, the couple had roughly $300,000, most of it his. Craig McCaw's mother testified in an affidavit that he had more than $750,000 by then.

Either way, it was a big jump from that beginning to a fortune of more than $1 billion when the couple separated in early 1995.

The basic argument in the divorce is how that fortune grew.

Washington state divorce law is governed by a principle called community property: Any property earned after a couple is married is presumed to be owned by both people. Property owned before the marriage is considered separate and is sometimes identified in prenuptial agreements to avoid later disputes. If there is no prenuptial agreement, then the person claiming separate property can be required to prove in court that it's separate.

Craig McCaw, 47, who initiated the divorce, has indicated in legal documents that much of the $1.3 billion fortune should be considered his own.

He says much of it came from a series of investments he made, along with his brothers and mother, with money passed down after his father's death.

Separate bank accounts and investments fueled the growth of the family enterprise during the 1970s and '80s, he claims, first to a grouping of companies called McCaw Communications later to McCaw Cellular.

During the 1980s, McCaw Cellular became the nation's largest wireless phone carrier. In 1994, Craig McCaw, the company's chairman, sold McCaw Cellular to AT&T for $11.5 billion. As part of the deal, he took ownership of roughly 13 million shares of AT&T stock, today worth about $435.5 million.

That money, at least, should be considered his separate property, he contends.

Wendy McCaw, 45, claims financial lines have blurred during 21 years of marriage, making much of the fortune community property. She has filed a counterclaim of her own: Craig McCaw, her attorney said in court, is "going out of his way" to deprive her by claiming as separate property the money invested in the companies.

Documents by the thousands

The task of establishing the facts is, indeed, daunting. For the past 20 months, the attorneys and accountants have focused not on the couple's personal differences but on detailed records stored in thousands of boxes and bank files from Redmond to Manhattan to Honolulu.

One document lists 89 banks involved in the case.

Attorneys have subpoenaed records from a raft of Wall Street institutions that make up a Who's Who of the industry: Goldman Sachs, Morgan Stanley and J.P. Morgan, among others.

Wendy McCaw's attorneys have said that the couple had as many as 30 personal - not business - bank accounts.

Attorneys have sifted through more than 5,000 boxes of documents detailing the rise of the McCaw cellular-phone empire; 200, at least, hold the McCaw family financial history.

Craig McCaw's financial records alone are exhausting. One document lists 90 tax returns and financial documents for entities associated with him or McCaw Enterprises.

Evan Schwab, Wendy McCaw's lead attorney, has testified that at times Bogle & Gates has had as many as five or six attorneys and up to eight accountants working on the case.

One accountant on Schwab's team summed up the task: "The job . . . requires tracing and analyzing literally over a billion dollars' worth of assets over twenty-two years through hundreds of business transactions and bank loans, dozens of bank accounts, and hundreds of corporate entities."

Business deals continue

Wendy McCaw's side has sought more time to review the records; Craig McCaw's side has tried to speed things up.

His attorneys have argued that because of his business dealings, he loses if the case drags out.

"The nature of the business realm in which he operates is such that . . . uncertainty is the enemy of opportunity," one of his attorneys told a judge last fall. "It is what (Craig McCaw) does for a living. He is entitled to get on with it. . . . Every month this case is delayed is a month that he is foreclosed from opportunities."

Early on in the case, King County Superior Court Judge George Finkle signed an order restricting the types of investments the couple can make.

The crux of the agreement allowed Craig McCaw to pursue existing and future business investments outlined in a sealed court filing.

In the three years since the AT&T deal, McCaw has again positioned himself as one of the most active players in telecommunications.

He and Microsoft Chairman Bill Gates are majority investors in Teledesic, the privately held Kirkland company proposing to launch roughly 300 communications satellites by 2002. Craig McCaw is the company's chairman.

Craig McCaw, his mother and brothers have invested roughly $365 million in Nextel, a wireless-phone and mobile-radio company effectively controlled by him. The family has options to invest a total of $1.6 billion more for 26 percent ownership of the company.

Lately, to be sure, the divorce has not seemed to slow his business dealings.

In April, he, his mother and brothers committed to another round of Nextel options worth $265 million, increasing the family's investment.

Weeks earlier, the Federal Communications Commission issued a critical license to Teledesic. Within days, McCaw joined Teledesic staff at the Museum of History & Industry for a victory celebration. Last week, Teledesic announced a $9 billion contract with Boeing.

And Craig McCaw has continued investments in smaller telecommunications companies and other ventures. Last fall, he paid an estimated $10 million for a 4,500-acre ranch in Carmel, Calif.

As the divorce battle rolls on, some business associates are trying to stay far from the fray, preferring to focus their attention on Craig McCaw's business dealings.

If a judge did rule to split things down the middle, one associate mused, Craig McCaw could still run his businesses.

After all, he said, we could all "do pretty well with half a billion dollars."

An agreement - or a trial?

Many divorce and litigation experts expect that Craig and Wendy McCaw will come to an agreement before trial, now scheduled for November.

Indeed, roughly 95 percent of divorces end that way.

But, judging from filings in eight thick volumes stored in the King County Courthouse, neither side has budged much so far.

At one point, it was speculated that a trial could take five months. At its conclusion, a judge would decide what financial split would be "just and equitable," according to state law.

"There's a lot of leeway," says Mary Wechsler, a Seattle attorney who has handled several multimillion-dollar divorce cases.

Adds Michele Jones-Garling, a lecturer at the University of Washington School of Law: "It really is going to come down to what is fair. What were (their) expectations? How were you treating this when everybody was just fine? Was (the money) all off to one side, or were you sharing?"

In any event, it is highly unlikely the estate would be evenly split.

"Half is always overrated. The court does not have to divide anything in half," Wechsler says.

House is his; jet is hers

In the meantime, life goes on.

Craig McCaw signed legal documents from Sun Valley and postponed a deposition for a cruise through the Mediterranean.

Wendy McCaw sends faxes from Santa Barbara.

The McCaws, who have no children, have always been an intensely private couple, he preferring his private island in British Columbia, she her home in Santa Barbara, to the public spotlight.

They have been particularly guarded about the divorce. Each declined requests for interviews. Their attorneys, too, declined comment.

He recently bought a second Hunts Point home to use while remodeling the first. Their Carillon Point condo recently sold for $2,750,000.

In a court-brokered agreement, he won the right to continue living in the couple's longtime Hunts Point home; she won access to their Gulfstream IV, a top-of-the-line corporate jet.

Five days a month, though, she gets the house, he gets the jet.

"I was planning to use G-IV Thursday," she told his assistant via fax last October. "But if you could make other arrangements for me, COM (Craig Oliver McCaw) can have it for the dates requested. In a pinch the Citation (a jet valued at $5 million) would be OK. Just let me know."
