Marina & Yacht Club Appraisals

Marina and yacht club appraisals.

marina and yacht club appraisals

Our marina and yacht club appraisals focus on entities that provide docking and storage for craft owners. Marinas may also sell fuel and marine supplies and provide services such as repairing or renting boats. Many marina operators offer additional services as sailing instruction, recreational boat rental and others. Yacht Clubs are mostly located by the sea, although there are some that have been established at a lake or riverside locations. Yacht or sailing clubs have either a marina or a section of the beach or shoreline with buoys marking the areas off-limits for swimmers as well as safe offshore anchorages. On shore they also include a perimeter reserved for the exclusive use of the members of the club as well as a clubhouse with attached bar, café or restaurant.

Global Valuation has appraised numerous marinas in the USA, Central America, and the Caribbean Region.

All Global Valuation Appraisals and Market Studies are prepared by State-Certified Appraisers and designated members of the American Society of Appraisers. Reports are completed in accordance with the Uniform Standards of Professional Appraisal Practice. (USPAP) and or the International Valuation Standards (IVSs).

Determining Condition And Value

No one wants to overpay for a boat, so how can you get a good idea of its worth.

Boat inspection

Be an educated consumer and have a surveyor look over any boat you’re considering purchasing — new or used.

For popular production boats, there are a few places that can help. Websites like NADAguides and BUCValu list values of hundreds of models.

Keep in mind that estimates from any service presume clean boats typically and appropriately equipped with everything in proper working order. For boats with limited resale activity, reliable valuations can't be developed until a model and year's production has been circulating for at least three years. And remember that no one can give you an accurate value of a boat sight unseen; that requires the knowledge of an experienced marine surveyor, who spends some hands-on time on the boat. Less popular and custom boats will also need to have a qualified marine surveyor appraise them. For boats that don't require a survey, online websites can help give you a sense of the value. And don't assume asking price — there's usually room for negotiation.

Determining Condition

If you're buying a jon boat or canoe, a visual inspection is probably enough to determine the overall condition of the boat, but few of us are expert enough to know about all the systems in a larger boat. Fortunately, there are professionals called "marine surveyors" who are experts. If you're going to spend a few thousand dollars or more on a boat, you need to hire one; it could be the most important buying decision you'll make.

A marine survey, which can be a couple of dozen pages long, is a snapshot of the condition and valuation of a boat on a specific day. Think of it this way: Buyers and sellers can speak for themselves, but an independent marine survey speaks for the boat. Because of its depth of information, it has several uses: It's designed to give a potential buyer a clear picture of the condition of the boat with respect to U.S. Coast Guard regulations and nationally recognized standards, to provide a fair market value for the boat, and to document any potentially dangerous deficiencies in the boat's systems.

Download the BoatUS Buyers Guide PDF to read this article and the entire guide.

A marine survey is also a useful tool for buyers when negotiating price based on what repairs or upgrades the boat needs. And finally, insurance and lending companies that need to know the true condition and fair market value of a vessel often require it. Insurance underwriters carefully read through a marine survey to determine whether the vessel is a good risk, and they may require an owner to address certain deficiencies.

Get The Right Surveyor

Marine surveyor

You wouldn't hire a plumber to rewire your house; the same goes for surveyors. Finding a qualified marine surveyor or a specialist is a matter of knowing where to look.

Marine surveyors are not regulated or licensed, so virtually anyone can call him- or herself a surveyor, and many unqualified people do. A good indicator of competence is a surveyor who has professional affiliations with the American Boat & Yacht Council (ABYC), plus either the National Association of Marine Surveyors (NAMS) or the Society of Accredited Marine Surveyors (SAMS).

Choose a surveyor who is familiar with the type of boat you're interested in. Some specialize in power, some in sail, others in wooden or metal boats. Never hire a marine surveyor referred to you by the seller or broker! A surveyor should have absolutely no affiliation with boat brokers, dealers, boat-repair shops, or others whose living depends on the sale or repair of boats — especially the one you're about to buy.

There are three main types of surveys done on a boat you're considering buying, and each requires special training to do them well. Sometimes one surveyor can do everything, but sometimes you may have to hire more than one.

Get The Right Survey

A condition and valuation survey (C&V) covers the hull and structures as well as the boat's systems. This type of thorough survey is usually required for insurance and financing; it's sometimes referred to as a "prepurchase survey." Whether your insurance company or lender requires it or not, BoatUS recommends always getting one before buying.

A proper C&V survey requires the boat to be hauled so the hull and underwater gear can be inspected. Good surveyors inspect a boat top to bottom, fore and aft. They'll look at the hull and deck and determine by sounding with a hammer and moisture meter whether there are voids or delamination, and they can identify places in the core that may eventually rot and become soft (and expensive to repair) before they're detectable by a buyer. A surveyor checks the condition of AC and DC electrical systems, plumbing and thru-hull fittings, deck hardware, propane and fuel systems, steering and controls, and safety equipment.

A proper marine survey will be an in-depth written report that evaluates the boat according to U.S. Coast Guard regulations as well as ABYC and National Fire Protection Association standards. A knowledgeable surveyor will also know if a specific make has a history of major problems. Don't rely on a survey prepared for a previous owner, even if it was done recently. A boat could have suffered damage since the last survey.

Engine surveys cover the operation and condition of propulsion and generator engines. Typically they include inspection of controls, electrical, cooling, and exhaust systems, as well as engine mounts. Compression, engine, and exhaust temperatures are also checked, and engine surveys typically include tests of oil samples, too.

But how do you know if you need one? Alison Mazon, a surveyor in Portland, Oregon, is one of a handful of hull surveyors who also does engine surveys. "An engine survey is warranted for particularly expensive or complex engines, and those with obvious lack of maintenance," says Mazon. "Many larger engines built since about 2006 have computers that can be read by trained personnel with the right equipment. A quick scan for computer faults may be a sign a more detailed analysis is needed."

A rigging survey looks at the condition of a sailboat's mast and boom and associated rigging. Inspections are made of attachment points, welds, standing and running rigging, and the mast step. Rigging surveyors either go up the mast or inspect the rig when it's off the boat. Whether a rigging survey is needed depends on the age, prior use of the rig, and its intended purpose.

Red flags that would signal the need for a rigging survey include a rig more than 10 years old, frayed stays, cracked swages, weeping chainplates, and turnbuckles that are bottomed out. The rig also needs to be surveyed if the boat will be used offshore or heavily raced.

Here's what a good survey provides:

  • The condition of the boat and its equipment. A marine survey determines the condition of the boat's visible components and accessible structures at the time of the inspection. A survey provides a list of deficiencies as well as needed repairs and focuses on safety. Deficiencies in a survey can be used to renegotiate the sales price or scrap the deal altogether if needed repairs are too expensive or complicated.
  • The value of the boat. Surveyors use pricing guides along with their vast experience in valuing boats. A seller or broker may think a boat has a specific worth, but until a survey is performed, those figures are only guesses. Banks and insurance companies use the survey value to determine loan and insurance hull value amounts. This is also a great tool for price negotiations and can easily pay for the cost of the survey.
  • A budget for repairs and maintenance. Nearly any boat will have some defects and deficiencies. Knowing what they are beforehand makes it easier to know how much to budget for the future. Surveys typically provide a prioritized list of recommended repairs. The most important ones are critical to safety, and usually your insurance company will require them to be completed. The rest are things that can be done as you find time and money.

Marine inspector

Just about every boat will have some issues, but a good survey will help you create a budget for repairs and maintenance before you make the purchase.

Survey Recommendations

Recommendations are just that — issues the surveyor found on the boat that may need to be addressed. It's the "may" part that's important here. Typically, a surveyor will list recommendations in order of importance, often as A, B, or C.

A-List Examples

A-list recommendations (more properly called "must-dos") are the most important ones. You can be sure your insurance company will require them — not just for your boat, but for the safety of you and your crew. These are issues that, unaddressed, can cause your boat to sink, burn, become involved in an accident, or cause serious injury. Even if you're not financing or insuring a boat, these recommendations need to be addressed before the boat is used:

  • Worn or damaged below-waterline hoses, seacocks, and thru-hull fittings that pose a sinking hazard
  • AC or DC wiring deficiencies that could cause a fire
  • Lack of or nonfunctioning Coast Guard-required equipment, such as fire extinguishers, flares, or navigation lights
  • Propane system deficiencies that could cause an explosion
  • A vessel with too much horsepower that could make it unstable
  • Lack of operable carbon-monoxide alarms
  • Unsecured batteries or fuel tanks that could break loose and damage the hull, or cause a fire
  • Missing oil-spill and waste-management placards. These are required by law and will be checked during a Coast Guard inspection

B-List Recommendations

These tend to include either (1) items that are not an immediate risk but will pose an unacceptable hazard if left uncorrected for too long or (2) things that may enhance the safety, value, and enjoyment of your boat. Some of these may cross over into A-list recommendations as far as underwriters are concerned and may also need to be addressed before your boat can be insured. For the most part, they're things you'll want to do, anyway. Here are some examples:

  • Hoses and wires that are chafing or not installed to ABYC standards
  • Worn cutless or rudder bearings
  • Stiff or corroded steering or control cables
  • Engine maintenance needed to forestall a larger problem
  • Cleats or stanchions that need to be rebedded to prevent deck-core rot
  • Heavy corrosion on fuel or water tanks

C-List Recommendations

The C-list generally includes normal upkeep items that should be addressed as you can.

Examples include:

  • water leaks through ports or hatches,
  • anodes in need of replacement,
  • loose or worn engine belts, hoses, and engine mounts,
  • cosmetic issues, and
  • winches in need of service.

Keep in mind that while surveyors inspect a boat with an eye toward industry safety standards, such as those written by ABYC, they recognize that newer standards were not in place when older boats were built. But some of those standards, like the need for carbon-monoxide alarms or proper wiring, are critical enough that insurance underwriters may still require boats to comply with them.

All of the recommendations can be used as negotiation points for buyers. Any purchase contract should specify that a sale may be voided if the survey results are unacceptable to the buyer. In some cases, a seller may choose to do the required repairs before a sale, but make sure the boat is reinspected before the sale is finalized. Typically, surveyors will reinspect specific items for a fee once the sale is made and sign off that they have been properly done.

If, after the sale, the buyer chooses to make the repairs him- or herself, insurance coverage can begin immediately while the repairs are in progress. But either way, the insurance company will usually require proof — a written statement from the owner or yard bills — to confirm the recommendations have been completed correctly.

Attend The Survey Inspection

A good surveyor welcomes prospective buyers to be present at the survey. There's no better way to learn about your new boat than watching a professional methodically dig through it. The surveyor's notes will be more meaningful if he's able to discuss with you what he's examining. He'll also answer questions that might not be significant enough to be included in the written report, and can tell you about problems he's seen on similar boats that you can watch out for.

The ASA accredits marine surveyors in two specialties within MTS: Marine Survey Yachts and Marine Survey Commercial. There are about 2000 to 2500 marine surveyors in the United States, but only four accredited appraisers in the yacht field and nine in the commercial field. The two disciplines are quite different. This webinar will discuss some of the resources used and challenges faced by the four ASA's who appraise yachts. The content is designed for ASA MTS appraisers but would also be suitable for marine surveyors who are not ASA members.

James Murrell

Cell: 310-717-0775 Email:  [email protected]

Jim is a lifelong boater with a passion for sailing. He grew up in upstate New York where his family had a 48-foot Chris-Craft Roamer and started his boating on the shores of Lake Ontario. After graduating from the State University of New York at Oswego, Jim moved to New York City, and worked in the financial district in Manhattan for 11 years. The weekends were spent on a 19” bowrider on the South Shore of Long Island.

In 1994, Jim was transferred to Southern California and started sailing competitively in earnest in the Wednesday night twilight series in Marina del Rey. After crewing for several successful campaigns, He purchased his first racing sailboat in 2005 whereas it and all future boats would be called Huckleberry.

In 2008 he was bitten by the one design racing bug and purchased a Farr30 and raced in the grand prix one design fleet, culminating with the 2012 World Championships in San Francisco. Jim joined the Farr40 class in 2014 and raced in the world championships in Long Beach and San Francisco.

Since 2016 Jim has been actively involved in the J/70 class and racing an active campaign. He is past president of the US class. He competed in the 2016 World Championships in San Francisco, and 2018 Worlds in Marblehead, MA. As US class president he helped bring the 2021 Worlds to Marina del Rey and was able to compete in Los Angeles.

He is currently an active member of both the California Yacht Club and the King Harbor Yacht Club where he is a Staff Commodore.

Jim became a yacht salesman in 2017 after a 34-year career in sales for the printing industry. The printing industry changed almost overnight, forcing a career change. Yacht sales seemed to be a natural progression. Jim started at JK3 Yachts in San Diego and then moved to Denison Yachting. After 4 years with Denison Jim decided to go out on his own and started Murrell Yachts.

Jim’s sales philosophy begins with his belief in establishing long lasting relationships with customers and strives to do what is best for each customer based on desires, budgets, and goals for boating, be it power or sail. He uses a consultative approach to find out what is driving his clients to either sell their existing boat or purchase a new vessel. He will meet with each customer for a talk on desires, goals, and budgets. Once a deal is complete, Jim will continue to be available for all general support as a resource for answers, training and assistance with all vendors.

Jim is not only a sailor. When Jim is not running Murrell Yachts or out sailing, you can find him on his Silverton 35 Sportfisher cruising to Catalina Island with his wife Diane.

Wayne Goldman Membership Committee Chairman

Cell: 510-759-8481 Email: [email protected]

Wayne has been around water his whole life and has sailed most of the waters of the world. He started out on his dad’s “huge” 21’ Chris Craft Woodie cabin-cruiser when he was still in diapers. He cried when his mom made his dad sell the boat to spend more time with the family. Once he had boating on his mind, he spent every chance he could on the lakes and rivers of upstate New York. Once he found the ocean when he went to college in New Hampshire, there was no turning back, buying and sailing boats wherever he went. He eventually ended up in California in a corporate job, but that did not stop him from buying his first cruising sailboat, a brand new Tayana 42’. During the next thirty years, Wayne would work a real job for a few years, then escape and go cruising for a few years.

Wayne has spent the last 20+ years in the marine industry, selling boating equipment to boat builders all over the world and doing international and local boat shows on the east and west coast. He has extensive experience with catamarans and has visited most of the catamaran factories around the world. He was instrumental in the early days of electric propulsion, while working Glacier Bay.

Wayne earned his 100 ton USCG Masters license in 1990 and worked as a paid Captain for deliveries and long term jobs on both sail and power boats in many parts of the world. His most recent delivery was from South Africa to Florida on a 58’ sailboat that took 57 days.

For the past 9+ years, Wayne has focused his passion on helping other, like-minded boaters find the boat of their dream. With his vast knowledge of boats, and understanding of what boaters are looking for, Wayne has been successfully finding the right boats for hundreds of boaters. Wayne started selling boats for a local San Francisco broker, then started his own brokerage, Atomic Tuna Yachts in 2017. He has since acquired two brokerages in the Bay area, Farallone Yachts and Pacific Yacht Imports and runs two locations in Alameda with seven salespeople. He has been on the forefront of internet marketing and raising the bar of the brokerage industry.

Wayne looks forward to representing all yacht brokers to help make our industry better.

George grew up in Grosse Pointe, Michigan. He started racing sailboats by 14, and spent the summers racing, moving, or working on boats.

At college in Boston he was frequently at Hood Sails in Marblehead, where they were developing their first spar for a boat he raced on. While in college, he went from regatta to regatta… match racing and crewed on a Canada’s Cup contender. He spent a great deal of time at boat yards, and around yacht builders, Derektor, Palmer Johnson, and one-off builders.

After college, he was always sailing, racing or delivering a boat. In 1992 George was invited to join Charlevoix Boat Works, a firm that brokered boats, managed boats for clients, and had a ship chandlery. He became a partner. After the firm was dissolved he moved to San Francisco and became the Manager of California for a firm that imported Bavaria Yachts from Germany. After 2 years he more than doubled the sales.

He met Gene Fox, owner and founder of Kensington Yachts and was asked to come aboard in 2002; he worked the prerequisite 1 year as salesman and bought the company from Gene in 2003. As of January 2024, George has a broker agreement with Richard Boland Yacht Sales where he will be listing and selling vessels of all types.

He has been a CYBA member since 2003.

Charles Ullman is a sailor who was born and raised in Southern California and grew up in the marine industry. As the son of legendary racer and sailmaker David Ullman, Chuck was raised learning the ropes on the water, first learning sailing in sabots, followed by racing dinghies and 29er skiffs. In high school and at St Mary’s College of Maryland, he traveled across the country racing against the top varsity sailing teams and competed in national championships while working summers as a yacht club instructor.

He got his start in the marine industry by working at a local marine hardware store while also learning the family business in the Ullman Sails loft. During late afternoons and at weekend regattas, he worked coaching the young sailors of the Long Beach Wilson HS and Chapman University teams. He often cruised to Catalina on his own classic restored Islander 32 and raced in the local summer series.

Ullman Yacht Sales was created in 2020 as a partnership between Chuck and Michael Darr, with the vision of giving quality service to sailors searching for their dream yacht or just taking the first step onto the world of boating. They specialize in sailboats but have a sales team full of specialists that are experienced and knowledgeable with all sizes and makes of yachts.

Charles has been a master member for nearly 2 years and is honored to have the opportunity to serve on the CYBA Board of Directors and help lead the way in shaping the future of such an esteemed association. Serving as a Director for the Board, Charles is fully committed to advancing CYBA’s mission of promoting the highest standards of professionalism, ethics, and cooperation within the yacht brokerage industry in California.

Ty Mellott grew up boating in Wyoming of all places! Ty’s love of boating and all things water became apparent quite quickly and he is familiar with sailing but admittedly his heart lies in the powerboat world. Having owned both larger boats and a handful of smaller boats you will more than likely find him enjoying his time on the water powered by a throttle vs. the wind. Whether it be on the water or off, most of his time is spent with his family and six grandchildren.

When not on the water, Ty can be found in various outdoor activities, of which none are more important than coaching his oldest granddaughter’s softball team.

Prior to moving to Northern California’s Bay Area, Ty lived in Florida as well as Southern California. He worked for Delta Airlines and prior to that spent 4 years in the U.S. Navy with nearly three of those years aboard the USS Missouri (BB63).

Ty Mellott has been involved in the marine industry since 1997, working for Recreation Publications. Working primarily on Bay & Delta Yachtsman magazine covering Northern California boating topics that involve not only the recreational boater but items of interest involving the industry as well. With the title of Co-Publisher for the past 15 years, Ty has continued to provide content and material of interest for his Nor-Cal readership. Ty served on the board of directors to the Northern California Marine Association for a total of 9 years. He served as President for one year and chaired several committees (including various boat show committees).

He currently is on his second term as President of the California Delta Chambers and Visitors Bureau where he has been  (involved since 2006). Ty enjoys serving the CYBA Board of Directors and the CYBA membership. He looks forward to upholding the proven standards of the association and assisting the continued grow moving forward.

Brokerage boat of the month: Aalto, the high-volume yacht with an interior by iconic Parisian designers

Every month we place a spotlight on one of the best-designed brokerage boats that have joined the market, changed agents or have had a significant price drop. For August, the 80-metre yacht Aalto is our Brokerage Boat of the Month.

Nuvolari Lenard was responsible for her exterior design, while iconic Parisian designers Agence Pinto worked up her interior. Aalto is listed for sale with multiple brokers for the Monaco Yacht Show , comprising Matt Pinckney at Burgess , Charles Carveles at Edmiston and James Pool at Y.CO. Her asking price is €79,750,000.

BOAT's brokerage editor says:

Aalto sports a powerful exterior by Nuvolari Lenard that contains a high-volume 2,310GT interior, exquisitely finished and detailed by Paris-based Agence Pinto. Constructed in the Netherlands by Oceanco , she is packed with design features – including a stabilised pool table, heated pool, owner's suite with two Jacuzzis, circular skylights, circular indoor-outdoor dining room – while remaining gimmick-free and purposeful, with life rafts positioned outboard for safe automatic deployment.

The brokers say:

Burgess' Matt Pinckney said: "This Dutch-built yacht offers a unique chance to own a pedigree yacht at a fraction of current build costs." Y.CO's James Pool agreed, adding: " Aalto offers a great opportunity in today’s market to purchase a reputable Oceanco Y700 platform, commercially compliant and ready to go." The third joint central agent, Edmiston's Charles Carveles concluded: "As part of the Oceanco Y700 series, Aalto is a proven platform for both owner's use and charters worldwide – with one owner from new and benefiting from constant maintenance."

Key features:

  • Northern European pedigree
  • Owner's deck and further eight guest cabins for total party of 18, including four VIP cabins
  • Large sundeck with pool and swimming jets
  • 20-knot top speed
  • Considerable 2,310GT internal volume
  • Substantial guest elevator

What makes her special?

Nuvolari Lenard's Dan Lenard exclusively told BOAT International that Aalto was the first of a range to use the Oceanco standard platform, named Y700. "This concept was new in the 80-metre-plus sector," he recalled, noting this was the first time that Aalto was based on a  "3D superstructure' design". "Before, Aalto designs were flat." The superstructure also had "portions of the side decks being wider than the hull’s maximum beam", which is now quite commonplace in the industry.

"Her top deck pool was a daring step ahead on the outside deck design," he continued. "She marked Oceanco as an innovative and open-minded shipyard with a vision of pushing the bar, with every boat coming out of their sheds in the years to come." Her design followed the 81.3-metre Alfa Nero , which "introduced the stern pool", and the 85.5-metre Vibrant Curiosity , with a pool on the upper deck.

No expense was spared when it came to design details either, with Aalto originally decorated in 2007 by Agence Pinto under the artistic direction of the renowned designer Pietro Scaglione, who is famed for his maximalist extravagant interiors.

Thierry Seigle of Agence Pinto said: " Aalto is a floating masterpiece that embodies elegance and luxury in every detail of its design".  He added that Pinto "infused this vessel with a unique Art Deco ambience. Every space on board reflects the opulence and glamour of the 1920s, with noble materials, geometric patterns and rich colours creating a sophisticated yet warm atmosphere". Carefully selected works of art are found throughout, with splendid lounges, cabins and relaxation areas, including a billiard room, "which have been designed to offer guests absolute comfort". Summing up: "We can see that she has stood the test of time over the past 20 years."

Price comparison:
