Homes in St. Clair County sold for higher prices recently: See how much here

Newly released data from Realtor.com for May shows that potential buyers and sellers in St. Clair County saw houses sell for higher than the previous month's median sales price of $185,000.

The median home sold for $198,000, an analysis of data from Realtor.com shows. That means May, the most recent month for which figures are available, was up 7% from April.

Compared to May 2023, the median home sales price was down 3.4% at $198,000 compared to $205,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $190,000 median selling price in St. Clair County was up 0.2% in May from $189,575 the month prior. Since May 2023, the sales price of single-family homes was down 6.4% from a median of $203,000.

One single family home sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in May 2023.

Condominiums and townhomes increased by 33.2% in sales price during May to a median of $213,000 from $159,900 in April. Compared to May 2023, the sales price of condominiums and townhomes was down 3.4% from $220,550. One​ condominium or townhouse sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in May 2023.

In May, the number of recorded sales in St. Clair County dropped by 48.4% since May 2023 from 221 to 114. All residential home sales totaled to $28.1 million.

In Michigan, homes sold at a median of $249,986 during May, up 10.2% from $226,758 in April. There were 10,922 recorded sales across the state during May, down 12.5% from 12,482 recorded sales in May 2023. 

The total value of recorded residential home sales in Michigan increased by 22% from $2.6 billion in April to $3.2 billion this May. 

Out of all residential home sales in Michigan, 1.5% of homes sold for at least $1 million in May, up from 1.29% in May 2023.

Sales prices of single-family homes across Michigan increased by 9.1% from a median of $220,000 in April to $240,000 in May. Since May 2023, the sales price of single-family homes across the state was up 9.2% from $219,747. 

Across the state, the sales price of condominiums and townhomes rose 6.2% from a median of $272,860 in April to $289,900 during May. The median sales price of condominiums and townhomes is up 8.8% from the median of $266,530 in May 2023. 

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
